- Use all furniture, appliances, and home goods as intended. Please do not rearrange furniture or wall decor.
- No parties or large events are allowed.
- No additional persons shall use or reside in the home without express consent by the Landlord.
- No smoking/vaping indoors. Please smoke outdoors only with doors and windows closed.
- No illegal uses allowed
- No drugs allowed
- No fireworks allowed anywhere on site
- Toilet Use: Do not flush anything other than toilet paper into the toilet. Prohibited items include feminine products, diapers, paper towels, tissues, wipes of any kind, or trash of any kind. This house uses a lift pump. Any foreign matter may cause damage to the pump and back up the sewer line. You will be responsible for all repairs or replacement costs in their entirety if there is any evidence that you have damaged the pump and/or backed up the sewer main from misuse or abuse.
- No Garbage Disposal: Use the sink strainers when washing dishes, and dispose of all food scraps into the trash because there is NO garbage disposal. Any foreign matter may cause damage to the lift pump and back up the sewer line. You will be responsible for all repairs or replacement costs in their entirety if there is any evidence that you have damaged the pump and/or backed up the sewer main from misuse or abuse.
- Keep Doors and Windows Closed: It is very critical that you keep all doors and windows closed during your stay. Due to the high humidity and constant use of air conditioning inside the home, leaving the doors and windows open will cause the HVAC system to freeze over and cause water damage to the walls, ceilings, and electronic door locks with condensation build-up. We would hate to have to charge you for these damages.
- Bugs: Florida is a tropical state with many large flying bugs & beetles. Although the home is maintained monthly by a professional pest control service, you may still come across these critters during your stay with us, especially the Asian Cockroach. This small brown cockroach lives outdoors and may follow you into the house because it is a STRONG flier and is attracted to the light. But please do not be alarmed, these critters are not harmful and die quickly inside the home. Keep all external doors and windows always closed to minimize your exposure to these bugs (and to keep the air-conditioning inside).
MAINTENANCE
Front landscape maintenance is provided by the owner. The tenant is responsible for keeping the home clean and in good use. All appliances and features shall be used as intended. However, if there are any maintenance issues, please call the owner to schedule all repair calls. The owner shall be responsible for any damages caused by normal wear and tear.
MAX CAPACITY
The base monthly lease rate covers 2 occupants on the lease. To add more occupants to the lease, an additional rental fee shall apply. With approval, you may have guests visit for up to 6 consecutive days or 14 days in total within a 6-month period.
SECURITY DEPOSIT + OTHER FEES
- $35 application fee.
- A refundable security deposit of 1 month's rent is collected to pay for any outstanding utility bills and/or extraordinary cleaning fees, repairs, or damages caused by you and your guests during your stay.
- A $150 move-out cleaning fee is charged at lease signing.
PAYMENT TERMS
This is a short-term, temporary lease. Upon signing, all security deposits, move-out cleaning fee, and 50% of the total rent owed shall be paid. The remaining balance shall be paid 10 days prior to the start of the lease term.
